 How much is a property worth? That's a question every homeowner, seller, buyer, tax assessor and lender asks, and all reach a different conclusion. Property value, like beauty, is in the eye of the beholder, and depending on the purpose of the evaluation, the differing numbers reached are all correct. The base definition of property value is what someone is willing to pay for a property and the amount the seller is willing to accept. This meeting of the minds establishes the property's value in a given market at a given time. 

Before the appraiser agrees to accept an assignment substantial research will be completed to develop a scope of work. Once accepted, the appraiser will schedule an appointment to view the property. While viewing the property, the appraiser measures for square footage verification, observes mechanical & cosmetic materials, and captures photographs for in-office observation. Upon completion of site visit the appraiser will select comparable sales/listings that are most comparable to the subject property. At this point, the appraiser will employ techniques and methods to derive an opinion of value.
